Project Monitoring

The Project Monitor service is provided to a third party stakeholder in a construction project who does not have a direct contractual link with the design team, contractor or specialist sub-contractors. The Client could be an Investor who agrees to purchase the completed building, a prospective tenant who will occupy on completion or a lending institution funding the completion of a distressed asset. Alternatively, the client could also be a Landlord contributing to the cost of a Tenant’s fit-out. The range of clients is diverse but the common denominator is the existence of a financial interest and the absence of direct control.

The Client has a vested interest in ensuring that the works are constructed to the required standard, within budget, on time and in compliance with statutory requirements. The Project monitor’s role is to carry out an independent evaluation of the project from inception, including where necessary, the preparation of a client requirements document. Works are reviewed on site throughout the construction phase and post-completion to ensure the project team have adhered to the agreed criteria.

At Scott Murphy we have experience of performing this role on a range of large and small-scale developments ranging from high profile office developments to some of the largest industrial spaces in the country. We have acted for individual investors, private equity funds, lending institutions and occupiers. Our experience extends across hotel and leisure facilities, office blocks, as well as logistics and distribution centres.
